Role Overview:
Dedicated candidate required to lead pre-acquisition land title validation,
conditions precedent management, and regulatory clearance across the Group's
expanding portfolio.
Role Purpose:
The Lead, Land Acquisition & Title Management will be responsible
for ensuring that all land parcels targeted for acquisition are subject
to thorough due diligence, that all conditions precedent are identified
and met prior to completion, and that clean, transferable, and
encumbrance-free title is secured for every land asset across the
Group's portfolio.
Business Justification
• The Group is actively expanding its land portfolio across data centre,
industrial, and real estate development verticals. The absence of a
dedicated lead with full ownership over pre-acquisition land validation
and conditions precedent management exposes the Group to significant
title, legal, and regulatory risk.
• A dedicated Lead is required to establish and maintain a rigorous land
acquisition framework, manage all pre-transfer regulatory obligations,
coordinate with Internal Departments and legal advisers, and ensure that
proper reporting of the conditions precedented with Land Title
Responsibilities:
* Conduct comprehensive pre-acquisition title searches and due diligence on
all target land parcels; identify encumbrances, adverse
interests, and historical title defects prior to signing.
*Identify, document, and track all conditions precedent required before land
acquisition; ensure all CPs are fully satisfied and evidenced before
completion proceeds.

Lead all activities required to achieve clean and transferable title status;
oversee title transfer, registration, and post-completion formalities with
land authorities

Maintain comprehensive land acquisition tracker; provide weekly executive
reports to Chairman Office covering due diligence status, CP satisfaction,
title transfer progress, and risk escalation.

Work with legal, finance, infrastructure, and development teams; manage
external legal counsel, surveyors, and technical advisers throughout the
acquisition lifecycle.

If required, act as primary liaison with land registries, municipalities,
environmental regulators, and utility providers; coordinate all NOCs,
clearances, and approvals required pre- and post-acquisition
